Subdivisions and Land Development: Land development is the process where a parcel of land is transformed to add value and create wealth. It can include subdivision, municipal development, and the creation of parks, commercial properties or many other uses. Land development unlocks the potential of the land allowing for places to live, work and for recreation. A subdivision plan takes a parcel of land and divides it into multiple smaller parcels.

Boundary determination and marking: Good boundaries make good neighbours.  A land surveyor has the skills and training to re-establish lost monuments and determine the location of the boundary. It is the land surveyor’s responsibility to mark the boundaries.

Monument restoration: Over time, boundary markers get lost or damaged. An important function of a land surveyor is to maintain the survey fabric. It could be a simple as ensuring a fence is placed along the boundary between two neighbours or as complicated as restoring damaged monuments along an inter-provincial or international boundary. A well-maintained survey fabric benefits everyone.

Audits: Land surveying is a self-regulatory profession which has the power to create and enforce stand-alone industry and professional regulations and standards on its own. Maintaining the standards and discipline is a primary concern for any professional association. Skinner Geomatics aids in this process by performing audits. The audits are part of a review process that ensures the quality of the practitioner’s work and that the public can have confidence that when they hire a land surveyor, they are hiring a professional.

Real property reports: A real property report is a plan showing all permanent structures (houses, garages, fences, sidewalks, etc.) on a lot and any encroachments onto the lot or from the lot onto adjoining land. The landowner has in plan form an exact description of what they own. With an RPR, a landowner can obtain a mortgage, receive a compliance certificate from the city, develop their land, etc.

Lot grading, Site / topo survey, Construction: Skinner Geomatics supports the construction industry. We offer lot grading, site and topo surveys, and construction surveys. Lot Grading is shaping and grading the land to direct surface runoff away from buildings and towards a City right-of-way (lane or street). Site and topographic surveys show the current state of the land. Skinner Geomatics provides lot grading certificates, site surveys and topographic plans required for municipal approvals and planning.

3D Scanning: 3D Laser Scanning is a non-contact, non-destructive technology that digitally captures the shape of physical objects using a line of laser light. This allows for the highly accurate and precise data capture for multiple industries. Skinner Geomatics has partnered with 3DLS to provide 3Dlaser scanning in the Edmonton area.
